Market Extra Rooms To Show Off Their Potential to Kansas City Apartment Renters.

Most Kansas City apartment renters know that a room is anything they make it. A dining room can easily double for a home office. An extra bedroom can quickly transform into a library. It’s all in the resident’s imagination and the placement of furniture. Smart leasing agents in the Kansas City apartment industry know this, too, and they know how to capitalize on it.

Thinking outside of the box when it comes to marketing available Kansas City apartment and rental units can mean the difference between a closed leased and a unit that sits vacant. Enable potential residents to “see” the potential of extra rooms by marketing them for different purposes and evening having models set up to reflect this.

By putting a different spin on extra rooms, leasing agents increase their potential to find new residents. A regular one-bedroom apartment that sounds kind of humdrum can transform easily into a one-bedroom with a reading area or even a playroom.

When marketing vacant units and even setting up models, consider using extra rooms, such as the dining area or a second or third bedroom as:

  • A sitting room. Place a loveseat, soft lighting and a music system in the room. Decorate to create a warm and relaxing environment.
  • A playroom. Make a kids’ size table a centerpiece, color the room appropriately (if painting is allowed) and add toys and a toy box. Viola! That unused dining room can become the center of the home’s activity.
  • An exercise/meditation room. Use serene colors and soothing music to set the tone and add a yoga mat or piece of gym equipment along with motivational or relaxing music.
  • A home office. A desk, chair, computer and motivational, framed posters turn that boring dining space into the ideal home work space.
  • Sewing room. A comfortable chair, sewing machine and a neat storage area for notions is all it takes to market extra space as the ideal place to sew, craft and create.

Prospective residents will often come up with their own ways to put unused space to good use, but by marketing it in a creative fashion you help them think beyond the obvious to create a room that’s just right for their needs – even if it remains a dining area.
